Floors that make the room
A floor is the one surface you touch every day. We help you choose the right board — solid oak for character, engineered oak for underfloor heating — then lay it with tight joints, sensible expansion gaps and thresholds you will never trip on.
Every floor is finished in hardwax oil, Toback and sheen matched to your light, and most rooms are walkable within 48 hours of the final coat.
Supply to final coat
- Moisture testing, subfloor preparation and levelling assessment
- FSC-certified oak boards in grades from prime to full-character rustic
- Herringbone, chevron, plank and border layouts set out on a plan first
- Dust-free sanding with extraction, stairs and thresholds included
- Hardwax-oil finish in matt, satin or a custom-tinted tone

Test & choose
Moisture readings, board samples in your light, and a per-room fixed price.
Prepare
Furniture moved and stored, subfloor levelled, boards acclimatised on site.
Lay & sand
Boards laid to the agreed pattern, then sanded dust-free to 120 grit.
Finish
Two coats of hardwax oil, walkable in 24 hours, furniture back in 72.
Flooring FAQs
Over underfloor heating or in wider boards, engineered oak is the safe choice. Everywhere else, solid oak gives unmatched character and can be re-sanded for a century. We test your subfloor and recommend honestly — we fit both.
Less than you fear. Our sanders extract 98% of dust at source, we seal doorways room by room, and an average bedroom is laid, sanded and finished inside three days.
Supply-and-fit engineered oak from around $14 per square foot; solid oak and herringbone from $19. Sanding and refinishing existing floors runs from $6 per square foot.
